How Long Does Floor Sanding Take?
The sanding is quick. The waiting is the schedule.
Where the days go
| Stage | Time | Notes |
|---|---|---|
| Prep: punch nails, remove staples/strips | 2-4 hrs | Much longer if carpet was just lifted -- see the carpet guide. |
| Machine sanding, full grit sequence | 1-2 days | Hard species, old coatings and cupped boards stretch this. |
| Primer coat | 1-2 hrs + 1-3 hrs dry | Same-day as final sand, usually. |
| Topcoat 1 | 1-2 hrs + 2-4 hrs dry | Water-based dries fast enough for two coats a day. |
| Intercoat abrade + Topcoat 2 | 2-3 hrs | Usually the final morning. |
Water-based systems like Bona Traffic HD can compress coating into a day and a half. Traditional solvent polyurethane needs overnight between coats -- add 2 days and real ventilation.
The re-occupation schedule
- 24 hours after final coat: light traffic in socks. No shoes, no pets, nothing dragged.
- 2-3 days: shoes and pets. Still gentle.
- 3-5 days: furniture back -- carried into place, fresh felt pads under everything first.
- 1-2 weeks (full cure): rugs and mats down. Earlier and they can imprint or discolour the still-curing finish. The full settling-in routine is in the care and maintenance guide.
Smell and staying in the house
Water-based: a mild acrylic smell, mostly gone within 24-48 hours. Sensitive households sleep elsewhere the night of each coat, no more. Solvent-based: strong fumes for days -- plan to be out for the coating phase entirely, and longer with babies, asthma or pets in the house. If smell or schedule is a concern, the water-based system is the answer to both.
Compressing the timeline
- Empty the rooms completely before day one -- tradies moving furniture is your money and their morning.
- Decide the finish early -- see choosing a sheen -- so there is no mid-job pause.
- Do the whole floor at once. Staged jobs mean the machines, the dust and the drying happen twice.
- If the floor does not actually need a full sand -- sound finish, just tired -- a screen and recoat is one day, walk on it tomorrow.
